Brookeville Knolls HOA Board Meeting Minutes

7:00 p.m. – Virtual Zoom Meeting

General:

• Ryan called the meeting to order at 7:01 pm.

• Ryan motioned to approve the May meeting minutes as written. Maria H. seconded, and all were in favor.

President’s Report:

• Emails:

• Tree collapsed on path; Pupkar addressed

• Release not yet signed; homeowner asked about liability; Maria B. will ask Pupkar about this.

• Tidewater Court management company communications

• Ryan contacted MCPP about the lack of mowing at the north corner of 97 and Queen Elizabeth; they are behind and will address

• Resale packet request

• Drainage issue (see old business)

• Requests for loan documents

• Question regarding pets

• Website had 43 unique visitors; up 5% from last month

• GOCA:

• Communications tower is under construction

• Motorcycles racing on the ICC; GOCA reached out to SHA

• Motorbikes on the paths

Treasurer’s Report:

• Account Balances as of 6/10/2020:

• Working on resale packets

• Paid Land Décor, Potomac Disposal, and attorney.

Vice President’s Report

• No update

Secretary’s Report:

• Followed-up with Pupkar again, but he has not specifically answered these questions:

• What can we do to address the number of trees we’ve cut? Can we plant small trees?

• We need him to look at the down trees that have created a dam, causing water to pool. Bob W talked with Pupkar. He cannot do anything until the area dries up.

• Sent release letter

• Maria B. has been playing phone tag with B&B Paving.

Old Business:

• Landscaping:

• Tree release: Maria B. sent a letter with the release

• Common area behind TWC needs to be mowed.

• Drainage issue behind Bob W house and behind Sinclair Court. Pupkar needs to address these issues.

• Comcast issue; revisit in June. Ryan will send Tidewater Court management company contact information to Maria. Maria B. will share contact information with Comcast.

• ACR Discussion

New Business:

• Reforestation: Maria B. to readdress options with Pupkar

• Need to discuss annual dues; getting proxies redone to one page; Ryan suggested with address the ADU amendment at the same time. Ryan will add this to the July agenda.

• Maria B. will request quotes from Pupkar to address drainage issues and reforestation, etc. to have for our budgeting process.

• ACRs pending

• Compliance issues:

• Sign post at 108 missing all 3 signs; Ryan will follow-up with Kathleen to see if she has an extra sign.

• Bob W suggested to make up Path Closed signs that can be put out if there is a tree down or path work taking place.

• Maria B. will ask Land Décor to trim trees along the path system so limbs are at least 8’ off the ground.

Maria motioned to adjourn the meeting at 8:25pm; Ryan seconded, and all were in favor. The next meeting is scheduled for July 15th from 7:00 – 8:30 pm via Zoom.
