Where is our HOA?

Our HOA is located in both Olney and Brookeville Maryland.  Please see the community map linked here for the specific homes.  Note: there is a larger sub division termed Brookeville Knolls, and this HOA is a subsection of that.  Additionally, this website contains several PDFs showing property boundaries from the construction of our community.  This page contains the PDFs https://www.brookevilleknollshoa.com/community-plats.

 

How can I file a complaint or Architectural Change Request?

Either request can be done digitally through the website or via mail.  To file it electronically, please fill out the form located here and email it to BrookevilleKnollsHOA@gmail.com.

 

What does the HOA do?

Our HOA maintains several commonly owned areas, including the gas line property and the path system.  Additionally, we enforce architecture guidelines to maintain a cohesive and desirable community. 

 

Is my home in two HOAs?

As stipulated, the townhomes located on Dartmoor Lane are included in the  Brookeville Knolls HOA and are managed by Community Association Services.

 

What is the HOAs responsibility versus Montgomery County?

The majority of community enforcement falls on various county agencies.  Brookeville Knolls HOA is responsible for architecture guidelines enforcement and upkeep of the common areas.  For issues related to Montgomery County responsibilities, please contact 311.

 

Does our HOA participate in the Greater Olney Civic Association (GOCA)?

We do!  Brookeville Knolls is a participating member of GOCA.  Please note, GOCA does not have zoning authority, but they do advocate for community positions with elected officials.  

How Do I Request a Resale Packet?

If you sell your home, you will need to present the purchaser with a Resale Package which consists of the following:

· Association Articles of Incorporation

· By-laws

· Covenants

· Architectural Guidelines

· Architectural Change Forms

· Dues Status Form

· Community Map

· Current HOA Budget

The cost of the package is $50 and takes about 10 days to prepare. Requests for a resale package should be
submitted at least 10 days prior to the homeowner’s deadlines. Requests submitted less than 10 days prior
to the homeowner’s deadline will be assessed $100. To order, mail a check to:

Architecture Questions

The below questions are provided as examples of commonly asked questions, not an exhaustive list of all possible scenarios that require approval.  A homeowner should always consult the guidelines, and if required get approval prior to starting a project.  In addition to HOA approval many project require Montgomery County approval.

 

Where are the current guidelines?

I want to paint a part of my home the same color it currently is, do I need approval?
Painting the same color does not require approval, but color changes must be approved.
 
I want to construct a fence on my property, do I need approval?
Fences require approval and are subject to various restrictions as noted in the Architectural Guidelines.
 
I want to expand my driveway surface, do I need approval?
Expansion of a driveway beyond its original footprint is prohibited, as specified in the Architectural
Guidelines.
 
I want to plant different bushes in front of my home, do I need approval?
Minor landscaping does not require HOA approval, but the Architectural Guidelines specify some limits on
landscaping changes.
 
I want to cut down a tree on my property, do I need approval?
This does not require HOA approval. However, we encourage our homeowners to only cut down
dead/dying trees and replace them with new trees to maintain the community’s canopy.
 
I want to install a storm door; do I need approval?
Installation of a storm door requires approval and is subject to various restrictions noted in the
Architectural Guidelines.
 
Can the HOA take legal action against a homeowner for failure to abide by the guidelines set forth in the
bylaws, and/or ignoring notifications sent to me for noncompliance?

Although the HOA’s goal is to address noncompliance directly with the homeowner and mutually
determine a viable solution within the established guidelines, the “Declaration of Covenants, Conditions
and Restrictions for Brookeville Knolls” are legally binding, allowing the HOA to seek legal remedies to
ensure compliance, including but not limited to reimbursement for legal fees incurred by the HOA to
address the infraction. The HOA also has the authority to hire a contractor to address non-compliance
issues and bill the homeowner for those services.
 

Am I responsible for maintaining the trees in my yard that are on the County right of way?
Yes, homeowners are responsible for maintaining ALL trees on their property.
