Brookeville Knolls HOA BOD Meeting Minutes
Wednesday, April 10, 2019
7:00 pm – Olney Library
Attendees:
Maria Ryan Michelle Rick
David Kathleen Eric Bob
General:
Kathleen called the meeting to order at 7:00pm.
Ryan motioned to approve the March minutes as revised. Maria seconded, and all were in favor.
President’s Report
Kathleen sent approved ACRs from March meeting to homeowners.
Treasurer’s Report:
David provided a comprehensive report:
Including Homeowners with outstanding dues
Reported on account balances.
VP’s Report:
Speed hump meeting on 5/14 @ 7:30pm at Tanterra Pool pavilion. Ryan will post information on the website.
Tower stuff is going well; the County is looking at alternate sites.
Secretary’s Report:
Maria has not heard from C&R after last email about clean-up. Maria will send an email to C&R asking them to perform clean-up and first cut.
Old Business:
Reviewed Requests from Home Owner
Received answer from HOA Attorney
Architectural Guideline Changes
Reviewed proposed FAQs; Ryan will resend the revised FAQs to the Board.
Reviewed Summary of Changes to the Architectural Guidelines.
Kathleen will email the document and the revised guidelines to HOA members before the May meeting.
Maria will mail to those without email addresses before the May meeting, including an application form.
Volunteer Recruitment
Reviewed roles and procedures
Kathleen shared template of notice letters
Clean-up Day
Kathleen reported on
New Business:
Comcast Wires
Need to contact Tidewater Court to remove Comcast boxes that are on HOA common area property behind the Tidewater Court swimming pool.
Maria will look through HOA records for letter to Comcast and/or Tidewater Court management company.
Drainage from Pool
Need to contact Tidewater Court to address drainage onto pipeline that impact BKHOA homes when we have heavy rainfall.
Tree to Fell
Ryan indicated there is a tree through the woods behind Queen Elizabeth Drive that needs to come down before it falls onto the path.
Kathleen will contact Pupkar
Dirt Path behind Tidewater Court
David shared photos of the dirt path behind Tidewater Court that is partially covered with a mix of pavers, cement pieces, etc.
Architecture Review Committee
Reviewed requirements for forming the committee.
We need at least 3 people for the Review Committee. Committee members need to meet all qualifications. All volunteers present met these qualifications.
Michelle volunteered to be the grounds monitor.
Scope – review/approve Architectural Change Requests, monitor compliance, and share non-compliance with the Board.
Kathleen motioned to appoint the three volunteers present; all were in favor.
Bob volunteered to be the Chairman.
Kathleen will send the next Architectural Change Request(s) to the committee for review.
Maria motioned to adjourn the meeting at 8:45pm; Ryan seconded, and all were in favor. The next Board meeting is scheduled for Wednesday, May 8th from 7-8:30pm at the Olney Library.
